READ THE NUMBERS WITH CONTEXT
Recorded sales.
A useful starting point.
Prices come from HDB’s registered resale transactions on data.gov.sg. The map calculates medians from individual sales.
What does the price change compare?
The selected six or twelve months against the same months one year earlier. Both periods need at least 20 sales. Different flats selling can change the median, even if an individual flat’s value stays the same.
How are $PSF and the chart calculated?
Each sale price is divided by its floor area in square feet, then we take the median. The chart uses rolling six-month price medians. It omits points with fewer than 20 sales.
How fresh are the figures?
The refresh is designed to run daily. The current calendar month is excluded. The end month also moves back if HDB’s available records lag. Records for past months can still be revised.
Can this tell me my flat’s sale price?
The town median combines flats with different leases, sizes and floors. Compare your block’s recorded sales, then check your own flat’s condition. HDB’s official Resale Price Index is a separate measure.
